Flooring installation and refinishing

In older homes and lake properties, the subfloor almost always needs attention and it almost always gets skipped. New flooring over a compromised subfloor fails the same way the old flooring did, and you pay for it twice.

We assess the subfloor before quoting the finish. If it needs repair, it's a specified line item. If it's sound, you're not paying for a contingency you didn't need.

Original hardwood can usually be refinished several times, and refinishing preserves value that replacement destroys. There is a point past which a floor genuinely can't take another sanding — we assess remaining wear layer before quoting, and we'd rather tell you early.

Walkthrough. We look for soft spots, movement, moisture history, transitions, door clearances, old layers, stairs or landings, and the way the room is used every day.

Written plan. The plan identifies the finish material, prep, subfloor repairs if visible, transition details, trim needs, owner selections, and how concealed damage will be handled.

Install or refinish. Prep and repair come before the finish floor. The project closes with transitions, trim, cleanup, and a walkthrough of care expectations for the selected material.

Flooring cost depends on room count, square footage, removal, subfloor repair, stairs, product type, pattern, moisture conditions, furniture handling, transitions, trim, and cure or acclimation time.
